How To Perform Home Inspections

Having saved for a few years in order to purchase your own house, it is only right that you have an assessment done before paying for the residence. The home inspections are the only known way that can be used to reveal defects that are already present in a house. If such defects are not dealt with, it will mean that you as the new owner could end up spending thousands of dollars on repairs a few months after moving in.

Divide the assessment into two; exterior and interior. Start with the exterior and finish with the interior. This will require you to begin by taking a look at the gutters and the roof.

While still outside, also check your chimney. The chimney needs to be straight for its entire length. It also must have all its mortar and bricks in place. There should be no parts that are under threat of coming loose.

You will need to also take a look at the house siding. When dealing with the siding, your main focus should be on any sections that appear discolored. In addition, check to ensure that nothing is missing.

The entire weight of a house rests on the foundation area. If the foundation is weak, it will only be a matter of time before things starts falling apart. You therefore have to check for the presence of cracks and shifting.

As you head into the house, be sure to spend some time carefully inspecting all doors. Where wooden doors are present, there should be no rotting taking place. Ensure you also check the bottom of each door for weather-stripping.

The best way to begin inspecting the interior side is by trying out all available windows. Move them from side to side to ensure that they can open and close. In addition, test the available locks to find out whether they lock into their latches as they are supposed to.

Examine the flooring condition. For this, you must pay special attention to presence of cracks in the tiles, carpeting that has become worn out and also the presence of sloping. In some cases, sloping is caused by the normal setting of the floor. This however can also be brought about by a problem present in the foundation.

Check out the ceiling by turning your eyes upwards. Look for stain signs that are synonymous with presence of water damage along the ceilings. For houses whose ceilings have been plastered, make sure to confirm that the plaster is smooth in nature all through.

A kitchen inspection should help complete this process. In the kitchen, you will be checking whether the cabinets can open and close with ease. Also, be sure to check the current condition of the counter tops that have been installed. Appliances should also not be forgotten.
